NOTICE OF SALE UNDER POWER THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Mary H. Sheheane to Mortgage Electronic Registration Systems, Inc. as nominee for SunTrust Mortgage, Inc., dated October 16, 2013, and recorded in Deed Book 11092, Page 320, Muscogee County, Georgia Records, as last transferred to SunTrust Mortgage, Inc. by assignment recorded on May 15, 2014 in Book 11246 Page 215 in the Office of the Clerk of Superior Court of Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Eighty-Five Thousand and 0/100 dollars ($85,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on August 5, 2014, the following described property: All those lots, tracts or parcels of land, situate, lying and being in Muscogee County, Georgia and being known and designated as Lots Numbered 28 and 29, in that certain Subdivision of land known as "Brentwood", as shown by a map or plat of said subdivision recorded in Plat Book 1, Folio 42, in the Office of the Clerk of Superior Court of Muscogee County, Georgia said plat being incorporated herein by reference. The property herein conveyed is more particularly described as follows: Beginning at an iron stake on the easterly margin of 17th Avenue, said stake being located 150 feet South of the Southeast corner of the intersection of 17th Avenue; said point of beginning haveing been thus established running thence East, at right angles to 17th Avenue, along the southerly line of Lot Numbered 30 of the aforesaid subdivision a distance of 150 feet to an iron stake located atthe common corner of Lots Numbered 29, 30, 53, and 54, of said subdivision; running thence along the southern line of Lots Numbered 53 and 52 of said subdivision a distance of 100 feet to an iron stake located at the common corner of Lots Numbered 27, 28, 51 and 52 of said subdivision; running thence West, along the northerly line of Lot Numbered 27 in said subdivision a distance of 150 feet to an iron stake located on the easterly margin of 17th Avenue; running thence North along the easterly margin of 17th Avenue a distance of 100 feet to the point of beginning all as shown on said plat. The property herein conveyed is that same property as conveyed to Gladys Parsons Moore by Warranty Deed dated April 11, 1942 and recorded in Deed Book 181, Folio 67, in the aforesaid Clerk's Office. Located on said property is dwelling house numbered 3816 17th Avenue (the same having formerly been 3804 17th Avenue) This conveyance is subject to all restrictions and easements of record. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
