Notice of Sale Under Power. State of Georgia, County of MUSCOGEE. Under and by virtue of the Power of Sale contained in a Deed to Secure Debt given by LARRY PASSMORE to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. ("MERS") AS NOMINEE FOR SUMMIT HOME MORTGAGE, INC , dated 04/29/2008, and Recorded on 05/05/2008 as Book No. 9350 and Page No. 171-190, MUSCOGEE County, Georgia records, as last assigned to JPMORGAN CHASE BANK, NATIONAL ASSOCIATION, SUCCESSOR BY MERGER TO CHASE HOME FINANCE LLC (the Secured Creditor), by assignment, conveying the after-described property to secure a Note of even date in the original principal amount of $122,477.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash at the MUSCOGEE County Courthouse within the legal hours of sale on the first Tuesday in August, 2014, the following described property: ALL THAT LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN COLUMBUS, LAND LOT 44 OF THE 8TH DISTRICT, MUSCOGEE COUNTY, GEORGIA, AND BEING KNOWN AND DESIGNATED AS ALL OF LOT NUMBERED NINETEEN (19), IN BLOCK LETTERED "J", OF THAT SUBDIVISION OF LAND KNOWN AS SECTION ONE (1), WEEMS VALLEY SUBDIVISION, DATED NOVEMBER 30, 1970, PREPARED BY DELTA ASSOCIATES, INC., AS SAID LOT IS SHOWN ON A MAP OR PLAT RECORDED IN PLAT BOOK 48, PAGE 101-A, IN THE OFFICE OF THE CLERK OF SUPERIOR COURT IN MUSCOGEE COUNTY, GEORGIA, WHICH REFERENCE IS MADE FOR A MORE PARTICULAR LOCATION AND DESCRIPTION OF SAID LOT. LOCATED ON SAID LOT IS DWELLING NUMBERED 4 BIGBY COURT, ACCORDING TO THE PRESENT SYSTEM OF NUMBERING DWELLINGS IN COLUMBUS, MUSCOGEE COUNTY, GEORGIA. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt. Because the debt remains in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
