NOTICE OF FORECLOSURE SALE UNDER POWER MUSCOGEE COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Thomas V. Mann and Laura A. Turner to Union Planters Bank, N.A. d/b/a Regions Mortgage, dated May 9, 2005, and recorded in Deed Book 7899, Page 127, Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Eighty-Two Thousand and 0/100 dollars ($82,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on August 5, 2014, the following described property: Lot 11, Block F Wayne Terrance All that lot, tract or parcel of land lying and being in Land Lot 26 of the 8th District of Muscogee County, Georgia, and being known and designated as Lot 11, Block "F", Second Addition to Wayne Terrace Subdivision, as said lot is shown on a map or plat of said Subdivision, recorded in Plat Book 21, Page 44, in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, said lot being more particular as follows: Beginning at an iron in the northwesterly line of Grier Avenue, which iron is located 499.21 feet in a southwesterly direction, as measured along the said northwesterly line of Grier Avenue from an iron located at the intersection of the said northwesterly line of Grier Avenue and the Southwesterly line of Rand Street, and form said point of beginning running southwesterly along the said northwesterly line Grier Avenue 65.0 feet to an iron; thence running North 45 degrees 30 minutes West 140.0 feet to an iron thence running North 44 degrees 29 minutes east 65.0 feet to an iron; thence running South 45 degrees 30 minutes East 140.0 feet to the point of beginning. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
