NOTICE OF SALE UNDER POWER, MUSCOGEE COUNTY Pursuant to the Power of Sale contained in a Security Deed given by James H Goodlett and Rubye L Goodlett to Mortgage Electronic Registration Systems, Inc. as nominee for Advanced Financial Services, Inc. dated 12/31/2008 and recorded in Deed Book 9570 Page 331, MUSCOGEE County, Georgia records; as last transferred to or acquired by RoundPoint Mortgage Servicing Corporation, conveying the after-described property to secure a Note in the original principal amount of $ 112,200.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of MUSCOGEE County, Georgia, within the legal hours of sale on August 05, 2014 (being the first Tuesday of said month unless said date falls on a Federal Holiday), the following described property: THE LAND REFERRED TO IN THIS EXHIBIT IS LOCATED IN THE COUNTY OF MUSCOGEE AND THE STATE OF GEORGIA IN DEED BOOK 5228 AT PACE 324 AND DESCRIBED AS FOLLOWS. ALL THAT LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN COLUMBUS MUSCOGEE COUNTY, GEORGIA AND BEING KNOWN AND DESIGNATED AS ALL OF LOT NUMBERED THREE (3) IN BLOCK LETTERED "C", ADDITION TO SHERWOOD FOREST, AS SAID LOT IS SHOWN UPON A MAP OR PLAT DATED JANUARY 21, 1947, MADE BY G.V. CARR & CO. ENGINEERS AND RECORDED IN PLAT BOOK 3, FOLIO 275 OF THE OFFICE OF THE CLERK OF SUPERIOR COURT, MUSCOGEE COUNTY, GEORGIA, TO WHICH REFERENCE IS MADE FOR THE PARTICULAR LOCATION AND DIMENSIONS OF SAID LOT. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property is commonly known as 1612 39th Street, Columbus, GA 31904 together with all fixtures and personal property attached to and constituting a part of said property, if any.
