NOTICE OF SALE UNDER POWER THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Carole Turpin a/k/a Carole Ann Turpin to Mortgage Electronic Registration Systems, Inc. as nominee for SunTrust Mortgage, Inc., dated March 28, 2013, and recorded in Deed Book 10890, Page 58, Muscogee County, Georgia Records, as last transferred to SunTrust Mortgage, Inc. by assignment recorded on March 3, 2014 in Book 11191 Page 31 in the Office of the Clerk of Superior Court of Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Forty-Two Thousand Five Hundred and 0/100 dollars ($142,500.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on August 5, 2014, the following described property: All that lot, tract or parcel of land situate, lying and being in Columbus, Muscogee County, Georgia and being known and designated as all of Lot Numbered Thirty-Five (35), in Block Lettered "D", Section Two, Windsor Park, a Subdivision of Columbus, Georgia, as said lot is shown on a map or plat of said subdivision recorded in Plat Book 33, Page 34-A in the Office of the Clerk of the Superior Court of Muscogee County, Georgia. This conveyance is made subject to all valid and enforceable restrictions and easements of record. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
