New food options, living, more: Here’s a list of proposed development in Columbus

As a proposed 500-acre development in north Columbus remains delayed in the planning process by a city-required traffic study, developments continue to move forward in other parts of the city.

A rezoning request that went before the Planning Advisory Commission on Wednesday for two potential new fast food restaurants is one of many projects that could get the OK from Columbus Council in the coming months.

Steven Faulkner with engineering firm TTL Inc. has requested rezoning of property at 7170 Beaver Run Road from single family residential to general commercial in order to develop the five acres into office and restaurant space.

The property is currently owned by All Saints Presbyterian Church, which is merging with another church, Faulkner said. The church would be demolished if the development goes through.

The application shows a proposed “quick serve” restaurant at 2,145 square feet and a proposed office building of 10,000 square feet. Faulkner said he could not reveal the name of the fast food restaurant yet.

A third vacant lot is also on the plans, which Faulkner said will likely be another fast food restaurant.

The proposed entrance is on Beaver Run Road.

The PAC recommended approval of the application 6-1 and it will be heard by Columbus Council next month.

Senior living

Also on the pipeline is a proposed 72-unit affordable senior living apartment complex on Warm Springs Road.

The 5.4-acre property is currently vacant and zoned general commercial. If approved by council, the new zoning would be RO, or residential office, for a mixed use. The maximum density for that zoning is 43 units per acre.

The property is located at 4219 Warm Springs Road is owned by the Samuel J. and Frances J. Grant Trust. The applicant is Kathleen Mathews with In-Fill Housing Inc. out of Macon.

The application is scheduled to go before the PAC on April 1.

Another seniors-only apartment complex is also on the table, this time on 1775 Boxwood Place, where there are 4.2 acres of vacant land.

A site plan shows 72 units, 36 one-bedroom and 36 two-bedroom, though the application states there will be 80 units of mixed-income senior living apartments.

The request is for the rezoning to be changed from general commercial to residential office.

The applicant is Lucy Jones of Woodruff Property Management Company in Columbus. The land is owned by Jennifer J. Foster LLC.

That application should go before the PAC on March 18.
